There is a dry lube spray available from WM that is made just for that purpose. Very pricey but works great. I wish I could remember the name but it evades me just now. I think it is made by Sailrite. I could be mistaken. Cost is about $32 a can if again, I remember right. Good luck.
I would use a rag with something like mineral spirits and push it up and down in the track then follow up with acetone. After that it should be clean of all dirt then spray the track with the dry lube.

I use the dry spray from West Marine every year before raising the mast. A can goes a long way. I have even used it on my sliding hatch cover, works good.

Even if your mast is up you can jam a rag into your sail track and tie on a double ended halyard to it (to pull it up then pull it down) you can soak the rag to clean first and lube second. As “The Big Kahuna” says, “we sell lubricants kid, remember that, lubricants!”
